Sorting Hokkaido ski hotels by hotel brand comes down to five loyalty programs and one gap. Hyatt has one Hokkaido ski-country property — Park Hyatt Niseko Hanazono — and, from 3 October 2026, a second card to play in the city: Hyatt Centric Sapporo. Hilton means Niseko Village, where three Hilton-family hotels share one ski-in/ski-out slope, starting with Hilton Niseko Village. IHG and Accor are strongest in central Sapporo, a taxi or train ride from any lift — though IHG also has a property right beside New Chitose Airport. Marriott is the only program with hotels in Niseko, Rusutsu, and Sapporo at once, which makes it the one brand where the choice is genuinely yours — and Kiroro, notably, has no major hotel brand at all.

The Matrix: Which Hotel Brand Is Where in Hokkaido

Five hotel loyalty families operate in Hokkaido's ski country, and each has staked out different ground: Hyatt in Hanazono and, from 3 October 2026, in Sapporo too; Hilton only in Niseko Village; Marriott spread across Niseko, Rusutsu, and Sapporo; and IHG and Accor mostly in Sapporo, with IHG also holding one property about 15 minutes from New Chitose Airport, one further east in Kushiro and The Windsor Hotel Toya at Lake Toya — none of it near a lift. The table below is the short version of this whole guide — everything after it just explains why the map looks like this.

The overlap that trips up most planners is Niseko Village itself: it is not Hilton's alone. Higashiyama Niseko Village, a Ritz-Carlton Reserve sits inside the same ski-in/ski-out development, on the same lift line, under a different logo and a different loyalty program. A Hilton Honors member and a Marriott Bonvoy member can ski the same run out of two hotels that share a gondola.

Hyatt Has One Ski-Country Property, and a Second Card Coming in the City

World of Hyatt has one hotel on snow in Hokkaido, and it is not in Niseko Village or Hirafu — it is in Hanazono, on the opposite side of Mount Niseko Annupuri. Park Hyatt Niseko Hanazono opened on 20 January 2020 with 100 hotel rooms, nine of them suites with a private semi-outdoor onsen bath, plus more than 80 residences in separate buildings — and it offers ski valet service and a shuttle to JR Kutchan Station for guests without a car.

Hyatt loyalty doesn't extend anywhere else in Hokkaido's ski country: no second property in Rusutsu, no property in Niseko Village itself. If you hold status with World of Hyatt and want to use it for a night on snow, Hanazono is the only card in play, and the base you land on — Hanazono rather than Niseko Village, Hirafu, or Annupuri — is decided for you before you book a room.

That changes for the city half of a trip. Hyatt Centric Sapporo opens 3 October 2026, occupying part of the first floor and floors 17 through 26 of the Urban Net Sapporo Link Tower — 216 rooms, nine of them suites, and Hyatt's first hotel in Sapporo. It's a 10-minute walk from JR Sapporo Station via the underground pedestrian network and about 6 minutes from Odori Station. It opens on the same day as the tower itself, and bookings for stays from the opening date onward have been taken since 2 September 2026 (checked September 2026). It's a separate property from Hyatt Centric hotels in other Japanese cities, so don't confuse it with those when searching.

Hanazono itself has one more branded hotel, but it isn't Hyatt's. THE NIKKO STYLE Niseko HANAZONO opened on 15 December 2024 with 234 rooms across eight floors, including 12 studio suites and rooms on the top two floors with private hot-spring baths. It runs on Okura Nikko's own loyalty program rather than any of the five covered here, so it doesn't change the Hyatt answer — it's simply the other option if Hanazono is your base and Hyatt points aren't.

Hilton's Three Properties Share One Address: Niseko Village

Hilton Honors has three Hokkaido hotels, and all three sit inside the same ski-in/ski-out development: Niseko Village, on the lower slopes of Mount Niseko Annupuri. Hilton Niseko Village itself is the largest, a former Prince Hotel property with roughly 500 rooms, ski-in/ski-out access a minute's walk from the Niseko Village gondola, a natural hot-spring bath, and a free hourly shuttle to JR Kutchan Station. The Green Leaf Niseko Village, Tapestry Collection by Hilton adds an onsen with an outdoor rock pool and a breakfast buffet that opens at 6:30 for early lift lines, but it operates only through Niseko's winter season — closed from 1 April and reopening 1 December 2026 (checked September 2026) — rather than year-round. Hinode Hills Niseko Village, Curio Collection by Hilton is the newest of the three and the only one with a kitchen and washer-dryer in every room, aimed at travelers staying a week or more; as of this check in September 2026, though, its in-house restaurant is closed and dining is routed by shuttle to the Niseko-Yo dining and retail cluster, alongside a roughly 20-minute shuttle to Hirafu for evening options; confirm the restaurant's status with the hotel before booking a week-long stay on the strength of in-house dining.

Three different hotels, three different profiles — a large full-service resort, a spa-and-onsen property, and a self-catering all-suite building — but a Hilton Honors member never has to leave Niseko Village to choose between them.

Marriott Is the Only Program With Hotels in All Three Areas

Marriott Bonvoy is the only Hokkaido loyalty program that lets a member choose between a ski-in/ski-out base and a city base, because it has hotels in Niseko, Rusutsu, and Sapporo at once. In Niseko Village, Higashiyama Niseko Village, a Ritz-Carlton Reserve has 50 rooms and suites with ski-in/ski-out access via the Village Express chairlift, plus an indoor-outdoor onsen for guest use. In September 2026, Marriott added a second Niseko property next door: Moxy Niseko Village opened with 310 rooms across five floors beside the Niseko Village gondola, also genuinely ski-in/ski-out, marking Moxy's fifth hotel in Japan and its first at a Japanese alpine resort (the opening release). It opened too recently to have a track record through a Hokkaido winter.

In Rusutsu, The Westin Rusutsu Resort is one of the few Marriott Bonvoy properties in Japan with true ski-in/ski-out access; our full Westin Rusutsu review covers room types and the resort's monorail. In Sapporo, Fairfield by Marriott Sapporo opened in April 2020 as the brand's first Japan property, in the Susukino/Tanukikoji district, and Courtyard by Marriott Sapporo followed in July 2024 with 321 rooms a short walk from Nakajima-Koen Station, across from Nakajima Park (Marriott's opening announcement has the property details). No other program here can put a member on snow and in the city on the same set of points.

IHG and Accor Are Strong in Sapporo, Absent From the Snow

IHG has eight Hokkaido hotels and Accor has three. None of them is on snow — five IHG properties and all three Accor properties sit in central Sapporo, one IHG property is at Chitose about 15 minutes from the airport, one more is further east in Kushiro, and the eighth is The Windsor Hotel Toya, which joined IHG's Vignette Collection in December 2024 and sells ski lessons at Rusutsu and Niseko with transport included rather than opening onto a slope of its own. InterContinental Sapporo is the newest and largest of the central-Sapporo group: it opened on October 1, 2025, occupying floors 9 through 14 of the Lilac Square building with 149 rooms including 13 suites, a 4-min walk from Exit 1 of Nakajima-Koen Station (IHG's opening announcement calls it Sapporo's first international luxury hotel). ANA Crowne Plaza Sapporo is the largest by room count at 412 rooms across 26 floors, near Odori Park; the hotel's own entrance is a 1-minute walk from Exit 21 of the Toho Line subway, while JR Sapporo Station is about a 7-minute walk. ANA Holiday Inn Sapporo Susukino, built in 2018, has 178 rooms a 2-min walk from Susukino Station. Holiday Inn & Suites Sapporo Odori Park opened in 2025 with 195 rooms, including 29 suites, 14 of them maisonette-style with a separate bedroom.

Accor has three hotels here, all in central Sapporo, running from upscale to budget: Grand Mercure Sapporo Odori Park, a 3-min walk from Nishi-Juitchome Station, sits above Mercure Sapporo and ibis Styles Sapporo in the brand's own tiers.

IHG's other two Hokkaido properties are the ones most guides miss, and one of them matters a great deal for anyone landing on points. ANA Crowne Plaza Chitose, at 438 rooms, is one of the largest upscale hotels in Hokkaido and sits about 15 minutes from New Chitose Airport — six by taxi, 5.6 km rather than attached to the terminal — and a roughly 7-minute walk from the north exit of JR Chitose Station. ⚠ Its free airport shuttle, which ran 1 December 2025 to 31 March 2026 from stop 98 at the international terminal, is currently suspended with no resumption date announced, so treat 2026-27 as unconfirmed (checked September 2026). For anyone arriving on the new United San Francisco–New Chitose nonstop and landing too late to move on, it's the IHG answer to the first-night question — 15 minutes out rather than a ride all the way into the city. ANA Crowne Plaza Kushiro, is out on the east coast of Hokkaido, nowhere near Niseko, Rusutsu, Sapporo, or an airport arrival — a city hotel for a different kind of trip.

The trade-off for IHG's and Accor's central-Sapporo hotels is honest, not hidden: no snow-front address for either program, but a Sapporo base puts a member within day-trip range of Niseko, Rusutsu, or Kiroro by rental car or bus rather than a two-hour drive each way with luggage. Kiroro Has No Major Hotel Brand at All

None of the five hotel brands covered here has a property in Kiroro. I ski roughly 30 days a season at Kiroro, and there is no hotel on the mountain that a points programme can pay for. The only lodging on the mountain is Yu Kiroro, Club Med Kiroro Grand and Club Med Kiroro Peak, and none of the three runs on a hotel loyalty program — a Club Med stay draws on Club Med's own membership and package pricing, not hotel points, and Yu Kiroro is independently run. Club Med sells both Kiroro hotels as all-inclusive packages on its own site; when we checked in October 2026, Trip.com and Agoda listed them but released no rooms for the 2026-27 winter.

That doesn't rule Kiroro out for a points traveler; it just means the points stop paying for lodging once you get there. By the Numbers: Slope vs. City

Of the twenty-one brand-affiliated hotels tracked above, seven sit inside a ski resort with lift access — one Hyatt, three Hilton, and three Marriott, in Niseko and Rusutsu — eleven are in central Sapporo, a drive or train ride from any mountain: two Marriott, five IHG, three Accor, and one Hyatt — and three more are elsewhere in Hokkaido and none of them is slope-side, all three IHG: one about 15 minutes from New Chitose Airport, one in Kushiro, and The Windsor Hotel Toya, which shuttles guests to Rusutsu and Niseko (checked September 2026). The newest of the twenty-one is Hyatt Centric Sapporo, which opens 3 October 2026 and is counted from that date. Put another way, every non-Marriott ski-in/ski-out room in this guide belongs to just two programs, Hyatt and Hilton, while every city-only room belongs to four, Marriott, IHG, Accor, and Hyatt.

Does any hotel loyalty program have a property in Kiroro?

No. Of the five brands in this guide — Hyatt, Hilton, Marriott, IHG, and Accor — none has a hotel in Kiroro (checked September 2026). The only lodging there is the independent Yu Kiroro, Club Med Kiroro Grand and Club Med Kiroro Peak, none of which runs on a hotel points program.
