For Tokyu Hotels with kids, the answer depends on the building, not the brand. According to the hotels' official FAQs (October 2026), Hakata, Matsue and Kumamoto let a child under elementary school age share a bed for no accommodation charge, while Yokohama Tokyu REI charges ¥1,000 a night. If you want one hotel to start with, I'd pick [Matsue Excel Hotel Tokyu](https://www.trip.com/hotels/matsue-hotel-detail-705102/matsue-excel-hotel-tokyu/?Allianceid=9711325&SID=327049682&trip%5Fsub1=tokyu-hotels-kids-co-sleeping-rules&trip%5Fsub3=D19118346&ref=nipponstays.com), where we stayed as a family of four. Two things can change the answer: a plan with its own cancellation terms, and any stay in Yokohama. The standard cancellation rule is 100% from 3pm the day before.

## Co-sleeping rules, hotel by hotel

Tokyu Hotels does not publish one child policy for the whole chain, so the rule you get is the one on the individual hotel's FAQ page. The table below is taken from each hotel's official FAQ and reservation page, checked October 2026 ([Hakata](https://www.tokyuhotels.co.jp/hakata-e/qa/index.html?ref=nipponstays.com), [Matsue](https://www.tokyuhotels.co.jp/matsue-e/qa/index.html?ref=nipponstays.com), [Yokohama REI](https://www.tokyuhotels.co.jp/yokohama-r/qa/index.html?ref=nipponstays.com), [Kumamoto REI](https://www.tokyuhotels.co.jp/kumamoto-r/qa/index.html?ref=nipponstays.com)). Of the four properties we read (Hakata Excel, Matsue Excel, Kumamoto REI and Yokohama REI), three allow under-school-age co-sleeping at no accommodation charge and one charges ¥1,000 a night.

| Hotel | Co-sleeping (under school age) | Baby cot | Check-in | Check-out |
| ------------------------ | -------------------------------------------------------------------------------------------------------------------------------------- | ----------------------------------------------------- | -------- | --------- |
| Hakata Excel Hotel Tokyu | No accommodation charge for children under elementary school age who do not need a bed | Free, limited units, not available in some room types | 15:00 | 11:00 |
| Matsue Excel Hotel Tokyu | No accommodation charge for children under elementary school age who do not need a bed | Free, limited units, not available in some room types | 15:00 | 10:00 |
| Yokohama Tokyu REI Hotel | ¥1,000 per night incl. tax as a facility fee; age limit not stated | ¥2,000 per night incl. tax, limited units | 15:00 | 10:00 |
| Kumamoto Tokyu REI Hotel | No accommodation charge for children under elementary school age who do not need a bed; the page says to contact the hotel for details | Not published | 15:00 | 10:00 |

Notice what the pages leave out. None of the four says at what age a child is charged the adult rate, and none says how many children can share one bed. Yokohama also does not state an age limit for its ¥1,000 fee. Those are not "not allowed" answers; the hotels simply do not publish them. Before you book, email or call the hotel and ask three things: the age at which the adult rate starts, how many children can share a bed, and whether any fee or extra bedding is added. Our general guide to [sharing a bed with your child in Japan](https://www.nipponstays.com/sharing-a-bed-with-your-child-japan-hotels/) explains how to word that question.

City accommodation taxes are charged per person per night and are not included in the total shown when you book online (Tokyu Hotels pricing page, checked October 2026). In the Kumamoto City entry for Kumamoto Tokyu REI (¥200 for stays from July 1, 2026), the same page notes that a child sharing a parent's bed is exempt from the tax, while a child using a separate bed is taxed.

## Our family of four at Matsue Excel Hotel Tokyu

Matsue is where we stayed as a family of four, so it is the hotel I would use to test the chain's family rules. Our children were in fifth grade and aged three at the time. The breakfast included local food, which I liked. I did not note the room type, so I will not describe it.

The current rules at this hotel, from its official FAQ (checked October 2026), are simple. Co-sleeping is free for children under elementary school age who do not need a bed, check-out is 10:00, and the baby cot is free but limited. Late check-out costs 25% of the base rate until 15:00, 50% until 18:00 and 100% after that. Breakfast at Restaurant MOSORO runs 7:00 to 10:00: ¥2,800 for adults (13 and over), ¥1,800 for elementary-school children (6 to 12) and free for younger children, with higher rates of ¥3,200 and ¥2,100 in some periods. Matsue City also charges an accommodation tax of ¥200 per person per night when the room-only rate per person, before tax, is ¥5,000 or more (official page, checked October 2026).

If you are building a wider Matsue trip, our [Lake Shinji sunset hotel guide](https://www.nipponstays.com/matsue-hotels-lake-shinji-sunset/) covers where else to look.

## Cancellation: the 3pm cut-off the day before

The standard Tokyu Hotels cancellation rule is 100% of the rate if you contact the hotel after 3pm the day before, and also 100% on the day or for a no-show. That covers Excel Hotel Tokyu and Tokyu REI Hotel, along with The Capitol Hotel Tokyu and Tokyu Hotel, per the chain's cancellation page (checked October 2026). The percentage is applied to the rate at booking, including service charge and tax.

Two caveats matter for families who change plans. First, a plan can carry its own cancellation terms, and the hotels' reservation pages say the rules differ by plan. Second, if you prepay online, the fee can differ from the standard rule. Read the cancellation line on the exact plan you choose, not just this article. The chain's own [cancellation policy page](https://www.tokyuhotels.co.jp/en/stay/cancellation-policy/?ref=nipponstays.com) is the reference.

One more warning: from October 5, 2026, the Tokyu Hotels site shows a notice that updates are paused for a website renewal, so these pages may change soon. Everything here is dated October 2026 for that reason.

## Hakata, Yokohama and Kumamoto: notes from my other stays

My Hakata and Yokohama stays were on my own, so they say little about family rules, but they say something about location. In October 2021 I stayed one night at [Hakata Excel Hotel Tokyu](https://www.trip.com/hotels/fukuoka-hotel-detail-705193/hakata-excel-hotel-tokyu-fukuoka/?Allianceid=9711325&SID=327049682&trip%5Fsub1=tokyu-hotels-kids-co-sleeping-rules&trip%5Fsub3=D19120747&ref=nipponstays.com) on my own. I arrived late at night and had no trouble checking in. The hotel is close to the station and close to the entertainment district, so I went out late and walked straight back to bed. Check-out here is 11:00, an hour later than at the other three. Hakata also lists a 3F coin laundry (wash ¥400 for 45 minutes, dry ¥100 for 30 minutes, 7:00 to 22:30; official page, checked October 2026). Its official notice says demolition and construction next door may bring noise and dust through December 31, 2026.

At Yokohama Tokyu REI I spent more than two weeks in late 2022 on a work stay, from October into November. I remember the food being good and the hotel being a little way from the station. Because the ¥1,000 co-sleeping fee and ¥2,000 baby cot make Yokohama the outlier, a family should price them in. Yokohama's breakfast has a separate rate for ages 4 to 5 (¥650), with ages 3 and under free (official page, checked October 2026).

Kumamoto Tokyu REI was convenient for me, and it has a coin laundry. The official page lists a laundry corner on the 2F but does not give prices. Our [Kumamoto Tokyu REI review](https://www.nipponstays.com/kumamoto-tokyu-rei-hotel-review/) has the longer account, and the comparison of the two brands is in [Tokyu Excel vs Tokyu REI](https://www.nipponstays.com/tokyu-excel-vs-tokyu-rei-hotels/).

## Same name, different rules: Hotel Tangram in Madarao

Hotel Tangram in Madarao carries the Tokyu name in its title but is run by Tokyu Resorts & Stays, not Tokyu Hotels Co., and it is not on the Tokyu Hotels site. Its rules differ accordingly. Per its [official FAQ](https://www.tangram.jp/ski/contact/faq/?ref=nipponstays.com) (checked October 2026), plan rates apply from age 4, and children aged 3 and under are not counted in the plan headcount. There is no lodging charge for them, but meals, the large bath and the pool are charged separately. A baby cot costs ¥2,200 including tax and must be reserved in advance. Check-out is 11:00, and cancellation is graded: 20% for 6 to 5 days before, 50% for 4 to 2 days, 80% the day before and 100% on the day.

I went skiing there with my son, just the two of us. The room was very large, and I think it would have worked for four, though that is an impression and not a promise. The winter season is planned to open on December 19, 2026.

## Check-in, check-out and breakfast at a glance

This table puts the daily-routine facts for the four Tokyu Hotels properties side by side, as published by each hotel in October 2026\. "Not published" means we read the hotel's pages and did not find it.

| Hotel | Check-in | Check-out | Breakfast (adult / elementary / younger) | Laundry |
| ------------------------ | -------- | --------- | ---------------------------------------------------------------- | ------------------------------------------------------------------ |
| Hakata Excel Hotel Tokyu | 15:00 | 11:00 | ¥2,800 / ¥1,800 / infants free | 3F coin laundry: wash ¥400 (45 min), dry ¥100 (30 min), 7:00-22:30 |
| Matsue Excel Hotel Tokyu | 15:00 | 10:00 | ¥2,800 / ¥1,800 / infants free (¥3,200 / ¥2,100 in some periods) | Not published |
| Yokohama Tokyu REI Hotel | 15:00 | 10:00 | ¥2,750 / ¥1,300 / ages 4-5 ¥650, 3 and under free | Not published |
| Kumamoto Tokyu REI Hotel | 15:00 | 10:00 | ¥1,870 / ¥880 / preschool free | Laundry corner on 2F; prices not published |

Check-in is 15:00 everywhere, and Hakata is the only one of the four with an 11:00 check-out; the other three ask you to leave by 10:00.

This guide is one of four on chain rules for families. ## FAQ: Tokyu Hotels with kids

### Do Tokyu REI hotels charge for children?

It depends on the hotel. Kumamoto Tokyu REI lists no accommodation charge for a child under elementary school age who does not need a bed, while Yokohama Tokyu REI charges ¥1,000 per night including tax for co-sleeping (official pages, checked October 2026). Neither page states the age at which the adult rate begins, so ask the hotel before booking.

### What is the Tokyu Hotels cancellation deadline?

For Excel Hotel Tokyu and Tokyu REI Hotel, the standard charge is 100% if you contact the hotel after 3pm the day before, and 100% on the day or for a no-show. Some plans and prepaid online bookings have different terms, so check the plan you choose. This is based on the chain's cancellation page as of October 2026.

### What time is check-out at Excel Hotel Tokyu?

Matsue Excel Hotel Tokyu checks guests out at 10:00, while Hakata Excel Hotel Tokyu checks out at 11:00\. Late check-out at both costs 25% of the base rate until 15:00, 50% until 18:00 and 100% after 18:00\. Check-in is 15:00 at both hotels.

### Is Hotel Tangram part of Tokyu Hotels?

No. Hotel Tangram in Madarao is operated by Tokyu Resorts & Stays and is not on the Tokyu Hotels site, so it has its own rules. Plan rates apply from age 4, a baby cot is ¥2,200, and cancellation starts at 20% six days before the stay.
